Beverly and Rianne have been very helpful with all of my maintenance requests. Sometimes maintenance crews take longer than expected to come to appointment or show up at unexpected times, but overall they have fulfilled any promises or are still in the process of fixing things. Yesterday, they came and installed my dryer outlet and I am beyond happy to be able to do laundry at home now! They are supposed to begin a large roof repair soon as well.
Yes I have had maintenance request for small leaks an air conditioner they have truly been understanding an definitely try to work with getting the issues resolved in a timely manner.
A few things need to be worked on, on the house other than that it’s wonderful.

We are an outfit of everyday folks who first got together to fix up a house in Louisville back in 2023 and decided to keep going. We live in different cities in the region (Indianapolis, Louisville, Evansville, and more). Each weekend, one of the owners visits properties in a non-local location. We put our pants on one leg at a time, and most of us are long-term renters as well. You’ll often find us out at properties doing yardwork or inspecting projects. No “corporate suits” here.
Most of the homes we purchase have been vacant for 30 years or more. We work extensively with prospective sellers to disposition houses which are effectively “stuck” in a blighted or derelict state, either due to bad titlework, long-term vacancy, municipal liens, or a combination of all the above. We will take on any kind of refurb, and have fixed up homes which began almost as literal ruins. There is nothing more rewarding than seeing them become comfortable, functioning places for families.
We encourage you to ask around – we stand on our performance. Most of our owners are tenants themselves, and have only ever lived in rental homes. We use that experience to guide our mentality as a landlord. Our houses are our children, and in the same way we care about bringing them back to a livable state, we love taking care of them. If there are maintenance issues, we try to address them as fast as possible. While some tenants need to relocate for job or family reasons, almost 97% of our stabilized tenants have renewed their lease. Our business is focused on the belief that our tenants are stewards and allies.
We love pets! Our pets are like family to us. While we can’t allow certain cases (sorry, that tiger probably isn’t a good fit for a house in the city), for the most part, we are flexible on working to accommodate your furry, feathered, or scaly friends. Big dog, small dog, birds, chinchillas, lizards, etc. – we like people who treat animals with love and respect. Let us know your “pet situation,” and we’ll discuss.
We believe in finding value where others ignore it, both in the properties we bring back to life, and in the tenants we believe deserve a home. Our goal is to help eliminate blight in the urban Midwest, and give people the chance to enjoy the security, space, and sense of investment that comes with having an affordable home. We have all been assessed by the number of our credit score or paycheck, and don’t much like it either. When we evaluate prospective tenants, we evaluate the whole person, and hope to work with them as long-term stewards of their homes.
We originally painted all of our houses black with a red door, to reduce wear & tear from the Midwest’s sometimes volatile weather. Over time, we have diversified into other colors, which tend to be darker shades for the same reason. While beauty is always in the eye of the beholder, we love our houses – they are bold, unique, and colorful.
